We recently met up with Qingjian Realty’s deputy general manager Yen Chong, who took us on a tour of JadeScape’s mind-blowing showflat next to Bishan MRT station.
JadeScape’s showflat and the upcoming 99-year leasehold development, which is located on the former Shunfu Ville site, boasts a few superlatives, revealed Chong.

Measuring 22,000 sq ft, JadeScape’s two-storey showflat is Singapore’s largest in recent years and is likely among the most expensive as it cost over $6 million to build!
Overall, the 1,206-unit private condominium will comprise one- to five-bedroom units and just two ultra-luxury penthouses from 527 sq ft to 4,230 sq ft.
Located near Marymount MRT station, prices of the one- to four-bedders at JadeScape will range from $838,000 to $1.86 million. Prices of the larger units are yet to be disclosed, but the project’s average price is expected to be around $1,700 psf.
Touted as Singapore’s first fully-smart residential project, JadeScape comes equipped with a plethora of smart home features like facial recognition technology at the lift lobbies, eco-friendly air conditioners that reduce your energy bills, and even smart integrated dishwashers that use ultrasonic waves to clean fruits and vegetables.
Aside from having smart home devices not yet included in other projects in Singapore, the condominium will also be the first to adopt a Smart Estate Management System where residents can use a mobile app to book condo facilities, pay maintenance fees, order their favourite dishes, choose home cleaning services, and do other cool stuff.

What’s also cool is that Qingjian Realty has employed and trained several young tech-savvy ambassadors to explain JadeScape’s internet of things (IoT) to prospective home buyers who are new to smart living and want to learn more.
Of the 1,206 condo units, 63 are intended for active ageing residents that were designed with the help of Nanyang Polytechnic’s School of Health Sciences.
These one-bedroom units come with senior-friendly features like slip-resistant flooring, pull-down hydraulic racks in the kitchen and bedroom, and support bars in the bathroom.
This is in addition to smart features that enable elderly residents to access vital services such as health screening, 24/7 medical services and dietary planning.
JadeScape features more than 100 common facilities, possibly more than other condos in Singapore. These include two gyms, a sauna, steam room and tennis courts to keep residents fit and healthy. Aside from a 50m skyline pool, there’s also a 50m infinity pool and cascading stream as well as a Koi pond.
Residents can sing all they want at the karaoke rooms and hold cookouts at the barbecue pits.

There’s also a forest trail that leads to the nearby MacRitchie Reservoir and surrounding greenery.
Inspired by Chinese calligraphy and Feng Shui elements, the project’s seven residential blocks represent mountains, while the water features represent rivers. There’s even a large courtyard pond to help attract strong wealth energy and facilitate Qi flow.
JadeScape is anticipated to officially launch this Saturday (22 Sept), but the showflat is already open for preview and over 9,000 people have passed through the doors.
